The story of 414 Jamison Drive - Closed in Raleigh, NC

I love this unique story!
I had done a transaction for a buyer last year with a for-sale-by-owner seller. The sister-in-law of the seller was a mortgage broker, used to be a realtor, still had her license, and was pretty involved in the entire process. The transaction wasn't smooth, but I did handle it well and apparently impressed her.
Flash forward to January, I got a call from her indicating that her nephew and his fiancé wanted to buy a home and needed his current house sold too. She wanted me to help them. It's hard to express how much this meant to me... to have someone with a plethora of realtors in their repertoire refer their family to me is special. It's extra meaningful that she based this decision on being on the "other side of the table" from me in a previous transaction.
Ryan and Nelya had a house in mind already they wanted to see in Creedmoor, NC. We scheduled it and it was a beaut! It had been on the market for 6 days and we thought we could get it for a fair price without a lot of due diligence. They drove through the area, went home, called me ready to place an offer, and I got it all together while my husband was driving us. Shortly after we submitted our offer, two others had stepped forward as well and we were in multiple offers. We increased our offer slightly, but ultimately didn't get it.
We licked our wounds and got a plan in place. With two cats and a big dog, doing back-to-back showings while still living there and working from home was going to be challenging. We needed to make them non-contingent and made our staging plans for selling their home. There were a few that popped up here and there but none that really gave them "This is Home" vibes.
One afternoon, a house in almost the exact opposite direction from Creedmoor popped up. It was listed by Open Door and even though it suddenly appeared, it had a Days on the Market of 173! I called the agent who explained they had a glitch... it had been under contract and the buyer backed out in December. Instead of going back on the market, it went into No Showings, as did a number of other houses. Whitney had noticed that they were just sitting there in limbo, put them on the market, and we were the first to see it and jump on it. We rushed down there that same night and saw it in the dark. We almost couldn't even see it since there was absolutely no reception for Verizon in the area to help me open the electronic lock. We had to drive to the front of the neighborhood to make the call to get access but it finally worked!
Even though we didn't get to see it in the light of day they knew. It was a goosebumps kind of showing. We walked through the huge backyard in the dark, with the perfect ratio of yard and natural space that their dog could run freely. We decided to submit an offer and had to wait 48 hours to hear back... it was a tricky wait but we remained hopeful the entire time. We were able to go under contract with a conservative offer and they were thrilled! The inspection was relatively smooth and everything about the house just fell into place.
