North Raleigh Luxury Closing - The final chapter in a 10 year journey

by Carrie Schlegel

The headline could be about correctly positioning a luxury property, but really what this story is about is the bittersweet end of a chapter of 10 closings that started back in 2016.

Carrie met Kevin at an open house of a pretty unusual home and over the years formed a mutual respect. Now, ten years later, it amounts to 10 real estate transactions that branch off to friends (and the family of those friends) but all rooted back to that first meeting. This closing also meant saying a final goodbye and looking back at so many ups and downs, crazy scenarios, curveballs, and pivots. In this story, one of the cliffhangers was in the first weeks of Covid, and that first open house was just weeks after her Type 1 diagnosis and learning to have snacks at all the showings. And it all started at that open house of a quirky house near the highway. Saying goodbye and marking this one sold was bittersweet because it meant this friendship was now going to be states away.

Now...back to that headline. With the years of trust under their belt, Carrie didn't want to let Kevin down. Serious luxury listing strategists are diving into the weekly data, not just the monthly reports. The showing activity of each price bracket for that zip code for the last 30 days tells a story that the closed data can't. Additionally, dialing in to the nuances of why some homes are selling and some aren't by booking tour after tour of homes in the area 📊✨ When we listed, similar-style properties within a 4-mile radius were averaging 47 days on market and closing around $273 per square foot. In this environment, simply being “beautiful” isn’t enough. Top-tier results come from positioning your home as the best value in its class. It worked. We sold in 10 days at $315/sq ft.
