This sweet elderly couple was almost tempted by a too-good-to-be-true offer from a wholesaler. They have a number that sounds good to someone who wants to walk away and not have to worry about it but the cost of that convenience was STEEP. Don't let your aging parents succumb to a wholesaler without at least understanding what kind of money they are leaving on the table. Who is a wholesaler? It's not a realtor - they have no fiduciary obligation to help you get the price. They don't hve to adhere to a code of ethics. It's someone who says they can buy your home in cash and close quick, but then for no money upfront they are simply writing an contract with you and then turning around to find an investor who will pay more than what they promised you. Then, they make the difference in what they promised you and what they sold to another investor. It's kind of like a finders fee. I would say it's largely focused on elderly homeowners who own their home outright and it can be quite predatory. Many seniors like the idea of an easy close and since they don't owe anything on the home, they consider any price to be beneficial from what they bought the home for. However, this is their nest egg and letting it go to a wholesaler when you could sell it on the open market for $50,000 more is not wise.
