The story of selling 2700 Clonnel Ct - Sold in Raleigh NC

We had already long established that my clients would move first and then sell their home based on working from home and pet situations. Now that Nelya and Ryan had bought and moved into their new home, it was time to get their home ready. That weekend they moved out they intended to clean and prep but the weekend didn't all go according to plan.  At the new house, the washing machine at the new house wasn't properly set up when it got moved in, so it flooded the garage below and then the air conditioning system suddenly decided to stop working.  Nelya said that she knew though this was the perfect house because despite all that chaos, it still felt good to be there! I told them I'd help make it worth it by selling their house for a good price!

I arrived home from being away for a funeral and got to work the very next day staging the house. I used to have a van which made hauling staging furniture to and from a tad easier than my new sedan. It was 3 or 4 trips as I recall but what a difference it made! I simply love what a difference staging makes to how a home appears online. It drives more showings and likewise more competitive offers. 

We had the photos, which turned out amazing, and then showings began AND so did the rain. That didn't keep the serious  buyers away and we had 17 showings in two days plus half a dozen at the open house.

We had two strong offers on DAY 1 from agents who were prepared ahead of time with their offer and submit within 30 minutes of leaving their showing. As a listing agent, that always impresses me and shows me that agent will have the process handled well and gives me confidence to go under contract with them. The buyer of this house was very excited but also nervous like most first time home buyers. The inspection was relatively minor but my client Ryan was so kind to do many of the repairs even though we really didn't need to. 

There was a $10,000 appraisal shortage but the buyer was able to get a revaluation and the appraiser came up $5,000 which rarely happens. The area there is tricky since neighborhoods really merge into each other and have similar sized homes with similar build type, year and features even if they are technically in a different neighborhood. 

We had listed it for $325,000 and sold it for $340,000. All in all a relatively smooth and easy transition to sell this home and Ryan and Nelya were very happy clients.
